Firecracker Row, Buda, Texas

I received my first email on this project from Karen Radtke, developer's rep, back in July, 2019. I drove down and met with her and the ownership group of Mackey-Adams Properties in North Buda at a former quarry pit at the corner of North Turnersville and Firecracker Drive. At the meeting we stood at the bottom of the quarry, a full ten feet below the adjacent roadways.

Mackey-Adams expresssed a desire to create a commercial subdivision with live/work/flex units with a commercial/retail center containing a "pocket park" that could be used for public activities, i.e. yoga, farmer's markets, movies in the park, etc. They sent me some renderings of the buildings they wanted and a few bubble sketches of the site:



After close collaboration and several iterations we were able to concept the layout below:




Parnell Engineering, alongside Mackey-Adams, the City of Buda, Longhorn Rentals, Central Texas Site Prep and many other stakeholders, have worked tirelessly to activate this corner and bring this subdivision to life. The subdivision is currently in construction. A lift station that will serve this site and the surrounding properties is currently being installed along with a regional underground detention pond by Stormtrap which will treat and control stormwater. This subdivision project is expected to be completed in early 2026! Stay tuned for more updates!
